Basement cracks

Type 1 – Vertical.

Vertical cracks are usually due to soil settlement. Settling soil creates pressure on a foundation wall and can lead to cracking. Vertical cracks can oftentimes let in large amounts of water. Repairing is almost always a need for these types of cracks.

Type 2 – Horizontal.

Horizontal cracks usually indicate the presence of heavy soil pressure. When soil containing and saturated by water is puts pressure against the wall from the outside, this can create the cracks and cause serious issues and the need for immediate repair. They may eventually bow, buckle, or possibly cave in.

Type 3 – Stair-Step.

Concrete block foundation wall cracks respond to soil pressure or settlement by potentially cracking along mortar joints. These can run throughout the wall and form what’s known as a stair-step pattern. These types of cracks often suggest that a foundation problem is in need of immediate attention and needs repair.

Foundational cracks:

Shrinkage. When tiny cracks are so small and narrow, they can still cause damage. Usually this is caused by the shrinkage of the concrete.

Pressure. Soil that is saturated by water can oftentimes push on a foundation wall and cause pressure to mount. This creates cracks and displacement in the wall with bowing or possible shifting.

Construction. During construction, if the building and reinforcement is not adequate, this is a sure way for potential future cracks to occur.
